News you can use when you move into Oak Hollow Park.

My name is Les Earls, I remember moving into the Oak Hollow Park neighborhood like it was yesterday, although it was actually in 2005. New neighbor, here’s news you can use.

When you move in, you probably have the big stuff working, the roof with no leak, the HVAC system working with cool or warm air. The hot water is good. If you do need a “big fix” go online to nextdoor.com and look for  contractor recommendations. Also, after you are able to login to the Oak Hollow Park Families Facebook page, ask for recommendations.

Most new neighbors need plenty of little stuff fixed that was overlooked before they moved in. For example, if you have “sprinkler” problems, contact Valentin Reyes (210) 724-7758. If you need a really good “handyman,” for most of the stuff call Roger Garcia (210) 241-8713. I used Valentin to solve my sprinkler leaks, and Roger for over 20 different fixes. I only refer contractors I have used successfully.

Please know, San Antonio has “hard water.” Consider purchasing a quality “Water Softener” system. The Water Softener system, is one of my smartest investments. 

If you don’t have your washer and dryer ready to go, there is a large laundromat “Spin-Express” on Thousand Oaks and Henderson Pass. 

We have hardware stores within a few miles, Ace Hardware, Walmart, Home Depot, Lowes and Harbor Freight.

There are 19 streets within Oak Hollow Park and 295 homes. Oak Hollow Park is a safe place for a family to live. We do recommend leaving porch lights on at night time, because darkness attracts vandalism.

We have many residents with dogs. It is safe to walk your dog in the neighborhood. Please use a leash and pick up after your pet. Please know McAllister Park, is only 2 miles away, and has a large “dog park,” and walking trails.

The post office is close by on Henderson Pass by Thousand Oaks. We have HEB (very close) for all your grocery needs, plus HEB has a Pharmacy. We have CVS and Walgreens Pharmacy close by too.

For all your utilities, like CPS and SAWS. You can call 3-1-1 and ask for direct company numbers.

I have used a variety of Internet providers, but personally I have been happy with Google Fiber for years.

Watering Days: We are only allowed to use our sprinklers once a week to water our lawns. You can hand water any day. The last number on your address will dictate which weekday is your watering day. 

For example: Last Digit of Address: Watering days.

  • 0 or 1: Monday 
  • 2 or 3: Tuesday 
  • 4 or 5: Wednesday 
  • 6 or 7: Thursday 
  • 8 or 9: Friday 

 

Recycle bins (Green and Blue) … take to curb on Monday night, gets dumped 7am on Tuesday.

Brown Trash bin: … take to curb on Wednesday night, gets dumped 7am on Thursday.

Subject to change on holidays.

Oak Hollow Park does not have an HOA (homeowner’s association).

Oak Hollow Park does have a Neighborhood Association. Annual dues of $40 are voluntary.

Most of the voluntary dues are used to maintain the perimeter outside our walls.

I really hope you will contribute $40 a year to help out our neighborhood.

There are (2) websites in Oak Hollow Park. Both websites do not require a login to view.

I was inside my house and the wind was howling outside. Usually it’s my dogs howling, but they were inside with me looking out the window too. My large white canopy was being blown sideways by the wind. I could see the canopy was going to end up in my pool. I ran outside to try to push the canopy back down to the ground, but another wind gust and I am almost in the pool. It was a power struggle that I was not going to win. I ran into through the house to the garage, jumped into my car and drove to Walmart. I purchased a dozen metal tent hooks and 50 feet of rope. I drove home and the canopy was almost tipped over. I pinned the 12 metal hooks in the canopy frame. I used the rope to wrap around the old oak tree and tied the rope, so the canopy wasn’t going anywhere unless the oak tree did. I watched trash bins moving on down the street.

Two days later, even with the strongest wind gusts, my canopy is no closer to the pool. Please know my concern wasn’t just the canopy going into the pool, I had a few strings of Christmas lights hanging onto the canopy, still plugged into my electricity and I was scared of witnessing electricity in the water.

Am I the only unprepared neighbor, concerned about these 30 mph winds?

I made 2 dumb mistakes last week. Both cost a pretty penny! First, I was creating some graphics (clipart) for a new joke on my website. I wasn’t satisfied with the 100 fonts on my computer, so I went online to fontspace.com to add a few more choices.

I ran a couple errands and when I returned to my computer, I noticed all the text on my browser, my Gmail, and my monitor were slightly distorted! I tried differed glasses, and all the text was still distorted.

The next morning, I went to the eye doctor. I explained that all text on my computer monitor were a little blurry, sort of distorted. I did an eye exam. Nothing new turned up. The doctor wrote me a prescription for “blue light blocker reading glasses.”

I filled the prescription and was told my new glasses would be ready to pick up in about a week. That was on Thursday. On Friday I stayed away from my computer figuring my eyes must be stressed.

On Saturday my wife and I did laundry most of the day, a normal Saturday. On Sunday I looked at my computer and the text was still distorted. I was getting anxious about getting my new glasses. On Sunday after mass, my wife was busy cooking, and I grabbed the extra-large ( and heavy) bed quilt, that our dogs use to wash it. My wife warned me a week earlier that we would need to go to a laundromat to wash it, but while she was distracted I dragged the extra-large quilt into the laundry room, and with all my might, I stuffed it in the washing machine. I even used my shoulder to close the door. Whatever I get in the door will wash, right?

Please know our washer & dryer, Whirlpool – Kenmore have been faithful for 19 years, but on Sunday afternoon, about 20 minutes after I turned the washer on, we heard what sounded like an explosion coming from the laundry. I ran to the laundry room and our washer was doing the “Hokey Pokey dance.” The tub was in, the tub was out! My wife turned off the washer and got upset at me. That day we spent a couple hours at nearby SpinXpress laundry … washing and drying large and extra-large quilts. Since my wife and I have not used a laundromat in the last 25 years, we asked a lot of questions and everyone we talked to was helpful.

On Monday, a tech from Jim’s Appliances came out and told me the washer would cost more to repair than buying a new washer. So, he took his $100 and left. Fortunately, we were able to buy a new washer and had it installed a couple days later.  

Oh yeah, the 2nd dumb mistake … coming up. On Thursday I got my new ($200) prescription blue light blocking reading glasses for my computer. I couldn’t wait to test them on my computer. My wife was home for work so she could witness my new look. I turned on my computer wearing my new specs and guess what? The text was still distorted and blurry! I was really upset.

I started rehearsing what I was going to tell my eye doctor. I asked my wife (yeah I know next time to ask her first) to look at my computer monitor and guess what she said? She told me the text on my monitor was distorted and blurry! And I bought those expensive glasses for #$@*!

I asked my wife, “Now what do I do? She told me to call Bestbuy Geeksquad to check my computer and fix it. A couple hours later, tech support tweaked some settings, and all the text was correct and clear. Apparently when I downloaded some new fonts, my settings got messed up. I shared my mistakes with some neighbors at our last coffee meeting and they were laughing with me?

PS: If you get eye stress from your computer monitor, take a break. Funny thing is, if that would have been my real problem, there is a setting on my computer, “System > Display” where you can click on “Night light” … where your monitor uses warmer colors to help block blue light.

It happened 40 years ago, on January 12, 1985. The city came to a standstill as over 13 inches of snow blanketed the area. It remains the heaviest snowfall total ever recorded here.

It’s been called the “Great Texas Snowstorm,” and for good reason. The 1985 record snowfall still stands as the heaviest snowfall total ever recorded in San Antonio since local weather records began in 1885, and it happened 40 years ago this week.

On Jan. 12, 1985, sleet and light rain began falling just after midnight, and the precipitation soon became snow, and it kept falling. A total of 13.2 inches fell on Jan. 12, and an additional 0.3 inch accumulated during the early morning of Jan. 13, records show.

When running a Neighborhood Association, there’s always a need for more funds. Even the most financially stable NAs can always find ways to put more funds to good use. So, you may be wondering: Can NAs accept donations from vendors? What about fundraising?

Accepting Donations

Whether or not an association can receive donations is usually found in the governing documents for the neighborhood. Even when not explicitly stated, the NA should have the authority as a corporation to receive cash and/or property from someone’s will. Although nonprofit, NAs are not classified as tax-deductible organizations. Therefore, such donations would be taxable since NAs are not charitable organizations. Donations would not be taxable if all the donations are used to benefit the neighborhood with no leftover profit.

Again, depending on the governing documents for a specific neighborhood, a NA can generally accept voluntary donations of money and labor from homeowners or vendors.

Hosting Fundraisers

Neighborhood Associations can host fundraisers to raise extra money for neighborhood projects. However, it needs to be clearly defined that resident participation is voluntary. It needs to be obviously stated what you are raising funds for, so that you don’t have upset NA members who donated their money for one thing and are surprised to find that their funds went toward something else.

Charitable Donations

Neighborhood Associations cannot make charitable donations from assessments. Association assessments (collected from residents) are to be used only for the common expenses of the association, and a charitable donation does not fall in to that category.

The Neighborhood Association board can, however, solicit voluntary donations from residents and donate that money to charity.  When doing so, it is important to be choosy about where you donate the money, and make sure that it is a source that every member of the neighborhood supports. You could find yourselves with some angry association members if you donate to a cause they do not support.

Bottom-line

In the end, accepting or giving donations as a NA is certainly not off-limits, but in any circumstance it’s smart to cover your bases. Check governing documents, legal advisors, and members of the neighborhood before making any major decisions for your neighborhood association.

A great New Year’s resolution to practice gratitude is to dedicate every Sunday to writing down five things you are grateful for, reflecting on the positive aspects of your week and actively acknowledging the good in your life. 

How to do it:

Set a reminder:

Schedule a time on Sunday, either in the morning or evening, to sit down and write your gratitude list.

Be specific:

Instead of just saying “I’m grateful for my family,” list specific things you appreciate about them, like “I’m grateful for my family’s laughter during our weekly game night.”

Include all areas of life:

Think about your health, relationships, work, hobbies, small moments of joy, and even everyday conveniences.

Example gratitude list:

  • I am grateful for the warm sunshine on my face this morning.
  • I am grateful for the thoughtful conversation I had with my friend today.

If you receive or purchase a “gift card,” you should use it as soon as possible.

Friday evening, a “supervisor” gave my wife a $25 gift certificate for Cracker Barrel. On Saturday afternoon, my wife invited me to lunch. Dinner and service was pretty good, but when we gave the gift card to the cashier, the gift card “did not work!” 

The cashier insisted we needed a 4-digit code to use the card. There was no such information in the packaging the card came in, nor on the card. The cashier tried “0-0-0-0” and it did not work. She tried the last 4 numbers from a card ID number. No luck.

The cashier called the manager. The manager asked my wife to call the phone number on the card. My wife called but got an automated voice, asking for the card’s id number, my wife gave the number, but the automated call simply hung up.

The manager suggested the card was an older card. Probably a re-gift, you know when you get a gift, hold on to it and re-gift it to someone else later. The manager said newer gift cards come with 4-digit codes.

The manager told us he would keep the card and our meal was free. We thought great, but my wife said, “I still want to pay for a tip to our waiter” and she did.

Tips for Gift Cards:

  • Use the gift card before it expires, eventually cards change.
  • Try calling the service phone number before using the card to activate the gift card.

Across Texas, door-to-door salesmen talked up solar energy as a no-brainer: a way to boost a home’s value, snag a federal tax break and escape ever-rising utility bills. But since a rooftop solar system typically costs $25,000 or more, financing was key, and the sales reps had an answer for that. They pitched a new kind of instant, no-hassle loan with low interest rates and zero money down.

The loans came from “fintech” (short for financial technology) lenders, and thanks to artificial intelligence, they could be approved in mere seconds. Customers could complete the entire transaction on a smartphone or tablet “at the kitchen table,” to quote one lender’s marketing materials.

But when they entered their digital signatures on loan agreements, there was no way for consumers to know they were paying a large, hidden markup, a San Antonio Express-News investigation found. It happened to thousands of Texas homeowners.

Their charges range from 10% to 30% of the cost of a rooftop system and sometimes exceeded 50%, according to plaintiffs’ lawsuits, loan documents, industry experts and government reports.

The lenders’ failure to disclose the fee, along with overly broad statements about the federal solar tax credit, camouflaged the true cost of the loans and caused many consumers to spend thousands of dollars more for their rooftop systems than if they had paid cash or gotten financing from banks or credit unions, the paper found.

The markup is best-known as the dealer fee but is sometimes called the program or platform fee or the original issue discount. By whatever name, it increases the dollar amount of a loan above and beyond the cost of materials and labor, and it means the homeowner must pay interest on a larger principal for as long as 30 years.

A San Antonio couple, Cathy and Frederick “Bill” Evans, say that after signing contracts for a rooftop solar system, they learned the loan included an undisclosed dealer fee of nearly $13,000 — almost 30% of the project’s cost. “They need to do something about what we’re going through,” said Cathy, 70, referring to elected officials and regulators. “We fought, and we got nothing except money going out of our pockets.”

In a lawsuit against four fintech lenders that operate nationwide, Minnesota Attorney General Keith Ellison said that in his state alone, the companies collected $35 million in “hidden fees” over six years ending in 2023, driving up the cost of more than 5,000 rooftop solar systems. Minnesota has a total of 18,500 rooftop systems. Texas has more than 276,000.

The dealer fee came “at the expense of consumers who may never have taken out a loan … if they had been informed of the true cost of such financing,” Ellison said in court filings. The attorneys general of Kentucky and Tennessee are pursuing similar suits.

A separate suit filed on behalf of homeowners in California contends that Solar Mosaic, the fintech lender that financed the Evanses’ rooftop system, charged dealer fees of up to 34.75%. 

Solar lenders do not dispute that their sales pitches, marketing materials and loan agreements do not spell out the dealer fee. Rather, they contend the fee is not a finance charge that must be disclosed under the federal Truth in Lending Act.

They say it’s an “optional” fee that solar installation contractors pay Solar Mosaic and other fintech lenders in exchange for low-interest financing for their customers. The contractors decide whether to swallow some or all of the cost or recoup it from homeowners, according to the lenders.

“Any fees an installer pays (Solar) Mosaic are not finance charges under longstanding federal law,” the company said in a statement.

Ellison and plaintiffs’ lawyers say that argument is “a fiction.” They assert in court filings that the dealer fee is not optional but is built into all fintech loans, that are ultimately paid by customers, not contractors, and that the failure to divulge it is a violation of the Truth in Lending Act and state laws.

The Express-News examined standardized loan agreements and installation contracts signed by 10 Texas homeowners who purchased rooftop solar systems. None of the documents detailed the dealer fee or acknowledged it was built into the project cost and the loan amount. The loans were issued by several of the nation’s largest fintech solar lenders, including Solar Mosaic and another California-based company, Good Leap.

Whether or not it’s required by law, there’s nothing to stop lenders from revealing the dealer fee.

It’s a disservice to customers to do otherwise, said Bret Biggart, CEO of Freedom Solar, an Austin-based solar installation firm. As an alternative to fintech financing, his company works with a credit union to offer loans to its customers, and all fees and charges are disclosed, he said.

The idea is that the customer should know what the situation is,” Biggart said. “If the customer is willing to pay a dealer fee, that’s great. Let’s just be transparent about what that amount is. There is no version of the truth; there is just the truth. Transparency is the way.”
