How to Protest to Win the Old-Fashion-Way

The old fashioned – tried – and-true method still works today.

Here you will find Public details about your property and Improvements you are being taxed for.

Now walk around our home. Within the living space (inside home) are their any improvements like A/C & Heating system, roof, windows, or flooring that has not been replaced within the last 10 years?

If any of those listed are over 10 years old, take pictures and call a licensed contractor to give you a written estimate (invoice) to replace.

With copies of pictures and contractor invoices in hand, you will be able to get a reasonable property tax appraisal reduction at the informal hearing.

The Informal Hearing

I recommend you ask for a face-to-face Informal Hearing. You can present pictures and invoices at the meeting.

If that is not available, ask for a “Zoom meeting” so you can see the Appraiser face-to-face (on your computer) for the (30 minute) Informal Hearing. In this instance, you must give the Bexar Appraisal District copies of your (personal evidence) pictures and contractor invoices at least (3) business days prior to your scheduled hearing.

You can email the personal evidence (evidence@bcad.org) or drop it off to the Bexar Appraisal District (outside large mail box).

During the 30 minute Informal Hearing, you can let the Appraiser explain how the Appraisal District determined your new proposed appraised market value. For example the Appraiser says $400,000.

Then it is your turn. You start bringing the market value down by presenting your pictures and invoices.

For example to replace windows that are over 10 years old could be an invoice of about $30,000. Replacing an AC & Heat system could be $20,000, a new Roof, possibly $20,000, and to replace flooring $10,000 or much more.

This evidence can convince the Appraiser to reduce the appraised value plenty.

I usually get new contractor invoices every 4 years. Meanwhile, I often use the same invoice for 3 years.

This is the old Tried & True method and it will work for you.

It is possible to save $1,000s over the upcoming years if you protest your property taxes.
